What to Expect From Your Home Inspection
Booking a home inspection for the first time? Here is how the process works with Trusted Home Inspections, from scheduling to receiving your report.
Step 1: Book online
Schedule through the online scheduler any time. Choose your date and time, and add services like radon testing, mold air quality testing, or a pool and spa inspection. Russ is available 7 days a week across Portland, Oregon and Southwest Washington. For a property that does not fit the standard pricing, such as an ADU, call 971-202-1311 or use the contact page for a custom quote.
Step 2: Inspection day
Certified Master Inspector® Russ Motyko (OR #1898, WA #1856) spends about 2 to 4 hours on site, about 3 on average. The inspection is visual and non-invasive, and it covers the accessible parts of the home. It includes:
- 120+ items checked across the structure, roof, electrical, plumbing, heating and cooling, and interior
- Free thermal imaging, which can point to temperature differences linked to moisture, insulation gaps, or electrical hot spots that are hard to see
- Water pressure measured with a gauge
- The roof walked when it is safe, with an FAA Part 107 drone used when it is not
Buyers are welcome to arrive near the end for the walkthrough. Russ shows you what he found and answers your questions in person.
Step 3: Your report
Your report comes through Spectora with photos and video, written in plain language. Most reports go out the same day. See sample reports before you book.
