Home Inspections Across
the Portland Metro and SW Washington

Russ Motyko inspects homes in four counties on both sides of the Columbia River. He is licensed in Oregon and Washington, so the state line does not change who shows up. Seven days a week.

One Inspector for Both Sides of the River

Most home inspectors are licensed in one state. Russ is not. He holds active licenses in Oregon and Washington, so a buyer comparing houses across the river, or an agent with clients in Vancouver and Portland the same week, keeps the same inspector the whole way through.

There is no travel fee within 40 miles of Oregon City. That reaches most of the metro and the Southwest Washington towns along the Columbia. Past 40 miles it is $50 more, and worth a call first, since availability depends on the day.

Oregon City is home base. It is where Russ holds his contractor's license, where he has framed and remodeled houses, and where he is the only Certified Master Inspector®. Every city on this page gets the same inspection.

Start With Your County

Same inspector in every city, and the same Spectora report at the end of it. What changes is the housing stock, and that is what these pages get into.

Oregon

Clackamas County

Home base. Russ lives here and the business is licensed here.

  • Oregon City, the primary service city
  • Hillside lots and clay soils, so crawlspace moisture is common
  • EPA Radon Zone 1, which is why radon testing comes up on most sales
Oregon

Multnomah County

Portland and the east county, where the houses span about 130 years of building practice.

  • Knob-and-tube wiring and buried oil tanks in the older stock
  • Orangeburg sewer lines, which is why a scope through a plumber is worth arranging
  • Every quadrant of Portland, plus Troutdale and Fairview
  • Century-old houses sitting next to brand new infill
Oregon

Washington County

The west side. Decades of fast subdivision building around the tech corridor.

  • Big volumes of 1990s and 2000s production housing
  • Flat ground, so grading and drainage get a close look
Washington

Clark County

Southwest Washington, inspected under a Washington DOL license.

  • Vancouver and the communities across the whole county
  • Aluminum wiring and polybutylene supply lines turn up here
  • Rural acreage north and east, with wells, septic, and outbuildings

All 44 Service Areas

Each city has its own page covering what the houses there are made of and what tends to go wrong in them.

Don't see your city? Call (971) 202-1311. If it is within 40 miles of Oregon City, it is covered.

No Travel Fee Within 40 Miles of Oregon City

The line runs from Forest Grove in the west out to Sandy in the east, and from La Center down to Molalla. Nearly every buyer in the metro sits inside it, along with most of Clark County.

Oregon City is home base, but the standard does not move with the address. Buy in Lake Oswego or buy in Camas, you get the same inspector and the same report.

Outside the area? If the property sits just past 40 miles, call (971) 202-1311. Extended travel adds $50 and depends on that day's schedule.

Licensed in Both States

Oregon

Oregon licenses home inspectors through the Construction Contractors Board. Russ holds an active Oregon Certified Home Inspector license and works as a licensed general contractor, so he reads a house the way the people who built it did.

Clackamas County Multnomah County Washington County

Southwest Washington

Washington writes its own licensing rules and its own standards of practice, separate from Oregon's. Russ meets both. In Clark County you get an inspector licensed by Washington, not someone crossing the bridge on an Oregon license.
