Irvington, Ladd's Addition, Sellwood, Sabin, and parts of North Portland contain some of Portland's most beautiful and architecturally significant homes. They were built before modern codes existed, with materials and methods that have been out of practice for 80 years. That heritage is real. So are the inspection concerns.
Knob-and-tube wiring is present in most pre-1940 homes in Portland and is no longer considered safe for modern electrical loads. Original galvanized steel supply plumbing from this era is internally corroded in most homes that haven't been replumbed. Cast iron drain lines are common and often show significant joint deterioration. Foundations were typically built without waterproofing, and crawlspaces frequently show evidence of long-term moisture intrusion. Buyers of these homes need a thorough, unhurried inspection and a realistic budget for system updates.
Post-war construction through the 1970s represents the largest block of Portland's housing inventory. These homes were built during a period of rapid expansion: materials were evolving, codes were improving, but corners were cut in ways that are now showing up in inspections across the city.
Federal Pacific Stab-Lok electrical panels, installed in hundreds of thousands of homes from the 1950s through the 1980s, have a documented history of breaker failures and are frequently flagged by insurance carriers. Aluminum branch circuit wiring, used widely between 1965 and 1973, presents connection-point fire risk and requires evaluation by an electrician familiar with it. Galvanized steel water supply lines in homes from this era are corroding from the inside and replacement runs $10,000–$25,000 in most Portland homes. Original Orangeburg sewer pipe, made from compressed tar and paper, is at or past its end of life in most properties where it remains.
Homes from this era benefit from updated codes and modern materials, but they've been aging for 25 to 45 years, and specific products used during this period have created systematic problems across Portland's housing stock.
CPVC plumbing, used extensively in Portland and Oregon homes built between 1995 and 2005, is developing oxidative embrittlement issues in the Pacific Northwest. We inspect every CPVC installation closely for signs of cracking and brittle fittings, particularly near heat sources. Polybutylene plumbing, used from the mid-1970s through the mid-1990s, has a history of sudden failures and is worth identifying before purchase. The assumption that new construction is code-compliant and defect-free is wrong often enough to make inspection essential. Multnomah County carries an EPA Radon Zone 1 designation, which means the local geology produces elevated radon concentrations above background levels. Radon is a radioactive gas that forms naturally from uranium decay in soil and rock, enters homes through foundation cracks, crawlspace openings, and soil-contact surfaces, and accumulates in living spaces with limited ventilation. It's colorless, odorless, and the second-leading cause of lung cancer in the United States behind smoking.
The Zone 1 designation doesn't mean every Portland home will test high. Radon levels vary significantly from property to property, even between adjacent homes on the same block. The only way to know your specific home's radon level is to test it. That test should happen before you close, not after.

Predominantly 1970s–2000s suburban construction with active new development. This is where CPVC plumbing and Federal Pacific panel issues are most concentrated. Homes are often well-maintained, but deferred roofing, aging HVAC, and crawlspace moisture are consistent findings. Radon testing is still essential in Zone 1.
A mix of converted warehouse loft buildings and new mid-rise and high-rise construction. Condo inspections in these buildings are interior-only but should still cover all appliances, HVAC, plumbing, electrical, and building envelope penetrations. Balcony waterproofing and window seals are worth close attention.
Higher-end suburban market with 1970s–2000s construction on large, heavily landscaped lots. The tree canopy and terrain are beautiful and come with consistent inspection findings: moss-laden roofs, debris-clogged gutters, soil grading toward foundations, and elevated crawlspace moisture. Sewer scope inspection is strongly recommended.
A neighborhood in active transition with a wide age range: 1920s bungalows next to recent infill townhomes. The older inventory here has been purchased and renovated with varying quality. Unpermitted work, partial system updates, and partially-replumbed or partially-rewired homes require careful attention to what's been done and what hasn't.
Predominantly mid-century to 1990s housing with active development at the edges. These markets offer more affordable entry points into the Portland metro and tend to have older systems that are past their expected service life. Roof age, HVAC condition, and crawlspace moisture are the most frequent significant findings here.
Hillside terrain with significant drainage and soil movement concerns. Clay soils on steep lots create consistent foundation pressure. This is the single biggest driver of inspection risk. Check the listing, tax records, or ask your agent. You should know this number before you make an offer.
Look for curling shingles, dark patches, missing granules, or visible moss. A drive-by look tells you more than you'd think.
A musty or earthy odor is the most reliable clue buyers can detect about crawlspace moisture or mold, even without going under the house.
It's usually in a utility room, garage, or hallway. Federal Pacific (orange breakers) and Zinsco panels are known fire risks, still common in homes from the 1960s to 1980s.
Look near the corners of ceilings, under windows, and in bathrooms. Even old-looking stains matter. They show water has been in places it shouldn't be.
Trust your gut. A home that feels well-loved and maintained usually is. One that feels neglected almost always has deferred items hiding out of sight.
These are some of the most common places to find unpermitted work. A finished space isn't automatically a problem, but without permits, there's no record of whether it was done safely.
Furnace and air handler age is usually printed on a label inside the unit. A furnace over 20 years old is at or past its expected service life. If you didn't see it at the showing, that's worth noting too.
