A Wiring System Designed for a Different Era
Portland is a city with a rich inventory of historic homes. From the craftsman bungalows of Ladd’s Addition and the inner eastside to the early-20th-century colonials of Irvington and the working-class cottages of St. Johns and Sellwood, much of the city’s housing stock dates from the 1920s through the 1940s — an era when knob-and-tube wiring was the standard electrical installation method in American residential construction. Inspectors working in these neighborhoods encounter this wiring regularly, and it is one of the findings that generates the most questions from buyers and sellers alike.
Understanding knob-and-tube wiring — what it is, how it differs from modern wiring, and what the actual risks are — is essential context for making informed decisions about a home that contains it.
What Is Knob-and-Tube Wiring?
Knob-and-tube (K&T) is an early electrical wiring method in which individual conductors — one hot and one neutral — are run separately through the wall and ceiling framing. Where the wires pass through framing members, they are protected by ceramic tubes inserted through drilled holes. Where they are secured to framing surfaces and run along joists or studs, they are supported by ceramic knobs that hold the wire clear of the wood. The two conductors are routed separately through the building, converging only at fixtures and outlet boxes.
This design was safe and appropriate for the electrical loads of its era — a time when the average American home’s electrical demand consisted of a few lights, perhaps an electric iron, and maybe a radio. It was installed without a ground conductor, because grounding of residential circuits was not standard practice at the time.
Why Knob-and-Tube Wiring Raises Concerns Today
There are several distinct concerns associated with the continued presence of knob-and-tube wiring in an occupied home, and it is important to distinguish between them because they carry different levels of urgency.
The absence of a ground conductor means that all outlets served by K&T wiring are two-prong, ungrounded outlets. Modern appliances and electronics rely on the ground conductor as a safety path to prevent shock and to protect sensitive electronics from voltage spikes. Grounded three-prong outlets cannot be safely or legally connected to an ungrounded K&T circuit without equipment ground or GFCI protection.
Insulation contact is the most serious safety concern associated with K&T wiring in modern homes. The knob-and-tube system was designed to operate in open air — the ceramic components and the air space around the wires were part of the heat dissipation design. When insulation is blown over, packed around, or otherwise placed in contact with K&T wiring, the wires cannot dissipate heat. This can lead to overheating and represents a legitimate fire risk. Unfortunately, well-intentioned homeowners and contractors have, for decades, been adding attic insulation in older Portland homes without checking for the presence of K&T wiring first. The result is a large number of older homes with K&T wiring buried under insulation.
Deteriorated insulation is another common finding. The cloth and rubber insulation jackets on wiring installed 80 to 100 years ago have exceeded their design life. Brittle, cracked, or missing insulation on the conductors themselves creates the potential for arcing, short circuits, and contact with combustible materials.
Improper modifications and additions are arguably the most common actual cause of problems with K&T circuits. When the original wiring has been extended, tapped, or modified by non-professionals over the decades — a very common situation in Portland’s older homes — the workmanship quality of those modifications is often poor. Junction boxes that were improperly covered, connections made with inappropriate materials, circuits that have been extended beyond their rated capacity — these modifications introduce risk that the original installation did not.
Overcircuiting is a chronic issue in homes where K&T serves circuits that were not designed for modern electrical loads. Running a window air conditioner, a space heater, or a collection of kitchen appliances on a circuit designed to carry a few light bulbs creates conditions that can cause overheating at connections and within the wiring itself.
What K&T Wiring Does NOT Mean
It is worth being clear about what the presence of knob-and-tube wiring does not automatically indicate. K&T wiring that is intact, unmodified, not buried under insulation, properly fused at the panel, and not overloaded does not represent an imminent emergency. Many Portland homes with original K&T wiring have lived with it safely for decades. The Oregon and Washington building codes do not require the immediate removal or replacement of K&T wiring unless modifications or additions to the electrical system are being made. The concerns are real and warrant a plan for addressing them — but they do not universally require an emergency response.
Insurance Is a Practical Reality
Regardless of the technical safety status of a given K&T installation, the insurance market’s response to this wiring type is a practical reality that homeowners must navigate. Many homeowners insurance carriers in Oregon and Washington either decline to insure homes with knob-and-tube wiring, require that it be replaced as a condition of coverage, or charge significantly elevated premiums. This has become a meaningful factor in real estate transactions in Portland’s older neighborhoods, as buyers must verify insurability before closing.
Options and Priorities
For homeowners dealing with K&T wiring, the most important first step is an evaluation by a licensed electrician — specifically one experienced with older homes — to assess the current condition of the wiring, identify any insulation contact situations, document any improper modifications, and evaluate the adequacy of the panel and fusing for current loads. If a Federal Pacific or Zinsco panel is also present, the panel replacement and wiring evaluation are best addressed together.
Immediate priorities typically include removing or providing adequate clearance of insulation from any K&T wiring, correcting any documented improper modifications, and ensuring circuits are not overloaded. Any circuits that show deteriorated insulation should be evaluated for replacement.
Phased rewiring is a practical approach for homeowners who cannot immediately fund a full rewire. Starting with high-load circuits (kitchen, laundry, dedicated appliance circuits), circuits serving areas where insulation contact is present, and circuits with documented modification issues allows the risk profile to be reduced over time as budget allows.
