If you are buying a home in Portland, there is a good chance the phrase "knob-and-tube wiring" will come up in your inspection report. It is one of the most common electrical findings I document in older Portland homes, and one of the most misunderstood.
Some buyers panic when they hear it. Others wave it off. Neither reaction is quite right. The truth is more nuanced, and the specific details in the inspection report are what actually matter.
Portland has a large share of homes built between 1900 and 1945. Many of those homes started life with knob-and-tube wiring. Some have been fully updated. Others have been partially updated, with newer wiring running alongside sections of the original system. And some homes still have significant portions of knob-and-tube wiring that are active and in daily use.

What Knob-and-Tube Wiring Actually Is
Knob-and-tube wiring (often abbreviated KT) was the standard residential wiring method in the United States from roughly the 1880s through the early 1940s. At the time it was a reasonable, code-compliant system. The problem is that it was designed for the electrical loads of a very different era.
The system uses two separate conductors: a black hot wire and a white neutral wire. These wires run independently through the structure, secured to the framing with white ceramic knobs, and threaded through wood members via hollow white ceramic tubes. There is no ground wire. That means the system cannot support modern three-prong outlets.
The insulation on knob-and-tube wire is a rubber compound covered by cloth braiding. Over time, that rubber becomes brittle. It can crack, flake, or crumble, exposing the bare conductor underneath. In an attic where temperatures swing dramatically between seasons, this degradation happens faster.
Why This Comes Up So Often in Portland

Where Inspectors Look for It
Knob-and-tube wiring is not always visible from finished living spaces. The best places to find it are unfinished or partially accessible areas. Here is where I look during every inspection of a pre-1950 Portland home.
The attic is the most revealing location. KT wiring is often fully visible there because it runs through open framing. This is also where the most serious conditions tend to appear.
- Intact ceramic knobs securing wire to rafters or joists
- Ceramic tubes where wires pass through framing members
- Insulation packed around or directly over active wiring (eliminates the required air space)
- Brittle, cracked, or fraying rubber insulation
- Scorch marks, char marks, or melted insulation on or near conductors
- DIY splices made with wire nuts in open air rather than inside a proper junction box
Unfinished basements are the second-best place to observe original wiring. In homes with crawlspaces, the wiring may be partially accessible along the floor joists above.
- KT wiring running along joists or through framing in an unfinished basement
- Where KT wiring enters the electrical panel or connects to a junction box feeding the panel
- Mixed-era wiring where KT connects to modern cable without a proper junction box
- Signs of moisture exposure on KT conductors: rust on staples or staining on the cloth insulation
At outlet boxes, switch boxes, and junction boxes, you can often see whether the circuit feeding that box is KT or modern cable. This helps map which circuits have been updated and which have not.
- Two-prong outlets (no ground slot) typically indicate an unupdated KT circuit
- Three-prong outlet on an ungrounded circuit (outlet was replaced but the circuit behind it was not)
- Discolored outlet plates, warm outlets, or tripped breakers on specific circuits — all signals of overloading
Why It Concerns Buyers and Insurers
The concern with knob-and-tube wiring falls into two distinct categories: safety and insurability. These are separate issues that can each have real consequences.
The Safety Picture
Knob-and-tube wiring is not inherently dangerous. When it is in its original, unmodified condition and serving the low loads it was designed for, it can function for decades. The risks appear under specific conditions.
The most significant concerns I see in the field:
- Insulation contact. Covering active KT wiring with blown-in attic insulation is a fire hazard. The system was designed to dissipate heat into open air. Burying it in insulation traps that heat.
- Degraded rubber insulation. After 70 to 90 years, the rubber compound used in KT wire becomes brittle. When it cracks or flakes, the bare conductor is exposed. That is a shock and fire risk.
- Overloading. KT circuits were sized for 1920s electrical loads, not modern appliances. Running a high-draw load on a circuit not designed for it causes sustained overheating.
- Improper modifications. DIY splices, added outlets, and piggybacked circuits are common on older wiring. These modifications are often done without permits and without following safe practices.
The Insurance Picture
This is where knob-and-tube wiring creates the most immediate practical problem for buyers. Many homeowners insurance carriers in Oregon will not write a new policy on a home with active knob-and-tube wiring. Others will write the policy but at a higher premium, or they will require the wiring to be replaced within a specified time after closing.
Before you close on a home with active KT wiring, contact your insurance agent and get a clear answer on coverage. Some insurers will accept a home with KT wiring if a licensed electrician inspects the system and signs off on its condition. That electrician inspection is separate from a standard home inspection.
The home inspector documents what is present and what its condition is. The insurance question is something to resolve with your agent before closing. The safety question is something to resolve with a licensed electrician who can test the active circuits and evaluate the full system. Both conversations happen after the inspection, not during it.
What Your Inspector Needs to Verify
A standard home inspection documents visible and accessible conditions. For knob-and-tube wiring, that means working through a specific set of observations. Here is what I cover in every inspection where KT wiring is present or suspected.
- Confirm wiring type is knob-and-tube and not a visually similar older style
- Determine whether the wiring is active (connected to panel) or dead (disconnected)
- Inspect attic for insulation in direct contact with active conductors
- Evaluate condition of rubber insulation: intact, brittle, cracked, or missing sections
- Identify DIY modifications or improper splices on KT circuits
- Check for overloading signals: scorch marks, melted insulation, discolored outlet boxes
- Document which areas of the home are served by KT circuits versus updated wiring
- Note panel capacity and whether an upgrade would be needed alongside a rewire

- Full rewire. The most comprehensive solution. All KT circuits are replaced with modern grounded wiring. This resolves insurance concerns and brings the electrical system fully up to date. It can be done before or after closing depending on how the transaction is structured.
- Electrician inspection with insurer sign-off. Some insurers will write coverage if a licensed electrician inspects the active KT wiring and provides a written assessment of its condition. This is not a permanent fix, but it may allow coverage while a longer-term rewire is planned.
- Partial rewire targeting specific concerns. If only certain circuits or areas are problematic, a targeted approach may address the key issues at lower cost. For example, updating kitchen and bathroom circuits while leaving intact low-load circuits in other areas.
- Proceeding with full information. If the wiring is dead, or if an electrician assesses the active portions as acceptable for the planned use, some buyers choose to proceed without immediate rewiring. This is a personal decision made with full information, not a recommendation I make from an inspection standpoint.
