What Makes an Inspection Take Longer?
Home size: Square footage is the biggest factor. A 900 square foot condo takes less time than a 3,000 square foot two-story home with a full basement. Every additional room, bathroom, and mechanical system adds time.
Home age: Older homes almost always take longer. There is more to evaluate, more potential for issues, and more history to work through carefully. A 1920s craftsman with original plumbing, knob-and-tube wiring, and a stone foundation needs more attention than a home built in 2010. Attached structures: A detached garage, workshop, guest house, or pool adds meaningful time. Each structure gets evaluated on its own.
Crawlspace complexity: A large, difficult-to-navigate crawlspace with a lot of systems to check takes significantly more time than a simple one. This is often the most time-consuming area of a Pacific Northwest inspection — and one of the most important.
Add-on services: If you have added radon testing, a sewer scope, or mold testing, budget additional time. A sewer scope typically adds 30 to 60 minutes. These add-ons are often well worth it — especially for older homes.
